REOs: When it come to lender owned (REO) properties we understand the changes in lending practices and economic conditions. These changes have created a need for appraisers who have specific knowledge and experience to properly develop and document opinions of real property value in order for the lender to make correct decisions in regard to preforeclosure, foreclosure, or postforeclosure situations.

Ch-Ch-Ch-Changes! UAD, MISMO, XML, HVCC. There have been so many recent changes in the appraisal and mortgage lending businesses. Our investment in training, technology and keeping up with these changes assist our clients and their customers greatly with workload and cost reductions. Our implementation of offering online appraisal ordering, automatic report status updates and electronic delivery of the final product has lead to an elimination of the run around and phone tag hassles commonly associated with the appraisal process. With the implementation of the Dodd–Frank* Financial Reform Bill and signed by president Obama in July 2010, the changes just keep on coming as more is learned about Dodd-Frank.
UAD and XML Compliant: Since September 2011 most residential appraisal forms are required to be in UAD format and delivered XML. This is required by Fannie Mae, Freddie Mac and FHA/HUD. To someone not in the appraisal or lending business this sounds like more "alphabet soup". Not to worry. We cover it. If you wish, you may call and we can explain it over the phone.
